Finisher sanding a smooth skim coated wall under raking lamp light in a Bali villa

What’s included

What you get with skim coating & putty

Moisture & surface check

We meter the wall before opening a single sack — putty over damp or chalky acian fails within months, so problems get fixed first, not painted over.

Alkali-resistant sealer

Fresh cement is aggressive; a proper sealer coat stops salts burning through the finish and evens out suction so both putty coats behave the same.

Two thin putty coats

Aplus or Drymix wall putty in two tight passes, 1–2 mm total — the first coat fills pores and pinholes, the second levels the plane.

Machine & hand sanding

240-grit machine sanding on open walls, hand pads on corners, reveals and around switches — exactly where cheap jobs always show.

Raking-lamp inspection

An LED lamp held flat against the wall throws a shadow off every ridge; each one gets circled in pencil, filled and re-sanded before we call it done.

Paint-ready handover

Walls dusted and wiped, floors cleaned, and a lamp walkthrough with you — ready for our painters or yours, no “final prep” surprises.

What skim coating fixes — and what it doesn’t

Run your palm over a freshly finished acian wall in any Canggu build and it feels done. Roll paint onto it and everything appears: trowel arcs, pinholes, sanding shadows, faint waves that only show at 5 pm. Skim coating — wall putty, dempul in Indonesian — is the thin 1–2 mm layer between plaster and paint that fills the pores, evens out suction and gives the roller a uniform, sealed base. It’s the cheapest stage of the whole wall system, and the one that decides how expensive your paint looks.

What putty doesn’t do: straighten a wavy wall — that’s a render and acian problem — and it won’t hold back a live crack, which needs proper crack repair first. We check both before quoting, so you don’t pay for smoothing a wall that actually needs surgery.

Two thin coats, never one thick one

Our system is deliberately boring. Fresh acian gets an alkali-resistant sealer so cement salts don’t burn through the finish. Then two coats of putty — Aplus or Drymix, mixed to batch consistency, never stretched with extra water. The first coat fills, the second levels; together they stay under 2 mm, because putty applied thick is putty that chalks and delaminates in Bali humidity. Each coat dries a full 24 hours before it sees an abrasive. On paper that looks slow; in practice a three-bedroom villa is putty-complete in four to five working days, and the paint goes on once instead of twice.

Sanded under a raking lamp, not by feel

Any crew can make a wall feel smooth. We sand with 240-grit — machine on the open fields, hand pads on corners and window reveals — then hold an LED lamp flat against the surface so light rakes across it. Every ridge throws a shadow; every shadow gets circled, filled and re-sanded. It’s the same test your wall will face from a west-facing window in Seminyak every evening for the next decade, so we’d rather run it first. Handover is simple: we walk the rooms with the lamp together before the final invoice.

New builds, repaints and rental turnarounds

On new construction in Berawa and Pererenan we come in once the render has cured and the acian is hard — skimming over green plaster traps moisture, and trapped moisture is why paint peels in year one. Repaints are a different animal: older Umalas guesthouses usually carry three or four paint layers of unknown quality. Sound matt paint can be scuff-sanded and skimmed with a bonding putty; glossy or flaking paint has to come off, which is why our over-paint rate starts at IDR 54,000/m² with removal included — not discovered later as an extra. For villa managers we run putty-and-paint turnarounds between bookings: a bedroom back in service in three days, walls included.

What skim coating costs in Bali

From IDR 42,000/m² on new acian, from 54,000 over old paint or on ceilings — the table above has the honest ranges, and the pricing page shows how putty sits inside a full wall budget. What moves the number: paint condition, ceiling height, how much furniture we work around. What doesn’t: the brand of putty, because we don’t swap it for a cheaper sack mid-job. Tempted to DIY it? FAQ

Skim coating & putty in Bali — FAQ

Do I really need putty after acian?

If you want paint that looks flat under Bali’s low evening light — yes. Acian cures hard but porous, with trowel marks and suction differences that read straight through two coats of paint. Skim coating costs a fraction of the paint job it protects. The only walls we skip it on are those getting thick textured or decorative finishes.

Can you skim coat over existing paint?

Over sound, matt, well-bonded paint: yes — scuff-sand plus a bonding-grade putty. Over glossy, chalking or flaking paint: it comes off first, because skimming over it just gift-wraps the failure. We tape-test on the site visit and quote accordingly, with removal already inside the from-54,000/m² rate.

How long before the walls can be painted?

Each putty coat needs a full 24 hours in dry season, so a typical room runs seal, two coats and sanding in three to four days, then primer. In wet season we add a day and trust the moisture meter over the calendar. Our painting crew follows straight behind, so nothing sits idle.

Which putty brands do you use?

Aplus and Drymix wall putty for standard interiors, acrylic-modified compounds on ceilings and high-traffic corridors, and a stain-blocking sealer wherever old water marks or smoke would bleed through. The exact product is named on your quote, so you can check the sacks on site.

Will skim coating hide hairline cracks?

Only the dead ones. Shrinkage crazing that has stopped moving skims over cleanly; anything that opens and closes with the seasons will telegraph back through putty within months. Those get mesh and elastic filler first — see wall crack repair — and then we skim the wall as one plane.
