First question: why is it cracking?
A crack is a symptom, and treating symptoms is how owners end up paying for the same repair three times. In year-old Canggu builds the usual culprit is render that was painted before it cured — shrinkage cracks over conduit chases and above door frames, annoying but harmless. On hillside land around Ubud we see moisture-driven movement; in older Sanur family homes, settlement that finished decades ago and just needs tidying. A repair system, not a tube of filler
The reason your last repair returned: rigid cement in a crack that moves. Walls here expand and contract daily, so we repair for movement. Each crack is V-cut to 10–15 mm, vacuumed and primed; alkali-resistant mesh goes across the line; then an elastic acrylic or PU-modified filler that flexes instead of snapping. The zone is skimmed flush, texture-matched and repainted. All of that — cut to paint — is inside the from IDR 114,000 per linear metre rate, because a repair without paint is just a differently coloured crack.
Timing matters too. The best window for shrinkage-crack repair is late dry season, when walls are at their most contracted and cracks at their widest — filler installed then spends the wet season in gentle compression instead of being stretched. It’s a scheduling trick that costs nothing and measurably improves how repairs age. Cracking right now in January? We still repair, we just say upfront which one or two lines might want a follow-up visit — and that visit is on us, under the same warranty.
Cracks we treat differently
Junction cracks, where brickwork meets concrete columns, come from two materials moving at different rates — they get wider mesh and a bond-breaker so the joint can work. Chase cracks, the electrician’s ghost lines, are mesh-and-fill classics. Crazing — fine map-cracking across a whole surface — means the acian failed, and honest advice is a full re-skim of the wall, not fifty separate patches. Facade cracks get an elastic waterproof sealant and weatherproof paint, because their real damage is the rainwater they drink all wet season.
When it’s structural, we say so
Stepped diagonal cracks from window corners, anything past 3 mm, cracks mirrored on both faces, doors that suddenly bind — that pattern gets photographed and measured, and you get a straight answer: this needs an engineer before it needs a plasterer. We’ll fit gauge points and monitor movement where it’s ambiguous. What we won’t do is skim over a structural problem and let the paint hide it until after the warranty — the cheapest repair is the correctly diagnosed one.
The finish: you shouldn’t find it

Why do walls in Bali crack so much?
Render that never cured (painted five days after plastering), thermal cycling on west-facing walls, brick and AAC moving at different rates, the odd tremor, and occasionally real settlement. Will the crack come back after your repair?
Non-structural cracks repaired with our V-cut, mesh and elastic-filler system — no, and they’re covered by warranty. The mesh and flexible filler absorb the seasonal movement that reopens rigid cement repairs. Structural cracks are different: no filler fixes those, which is why diagnosis comes before the quote.
How do I know if a crack is serious?
Warning signs: wider than 3 mm, stepped diagonal lines running from door or window corners, visible on both sides of the wall, doors that started sticking, or a crack that returns after a proper repair. One of those and we inspect before quoting anything. WhatsApp us a photo with a coin for scale — that alone tells us a lot.
Do you repaint after the repair?
Always — a grey stripe is not a finished repair. Recent paint can usually be blended locally from your leftover cans or a colour match. Older, sun-faded walls get repainted corner to corner, because even a perfect colour match shows against faded paint. The painting crew handles both.
We had a tremor and now there are cracks — should I worry?
Usually not: most post-tremor cracks in Bali homes are plaster-level, at wall-column junctions and the corners of openings. We check the pattern, width and both wall faces; anything ambiguous gets a gauge and a re-visit rather than guesswork, and genuine structural movement gets referred to an engineer before any cosmetic work.
