House Painting Cost in Bali: 2026 Rates and Real Villa Budgets
Ask the cost to paint a house in Bali in any owners’ group and you’ll collect numbers from IDR 20,000 to 80,000 per m² — every one of them defended, none of them comparable. They describe different jobs: with primer or without, two coats or one stretched thin, wall paint or a full weatherproof system. Here are the rates we quote every week in 2026, the honest market ranges around them, and two worked villa budgets to measure your own quotes against.
The short answer: painting rates per m² in 2026
| Work | Honest range (IDR/m²) | Our rate from |
|---|---|---|
| Interior walls (primer + 2 coats) | 30,000–54,000 | 36,000 |
| Ceilings (stain-block + 2 coats) | 36,000–66,000 | 42,000 |
| Exterior walls, weatherproof system | 42,000–78,000 | 48,000 |
| Boundary walls & fences | 36,000–60,000 | 42,000 |
| Colour change / deep colours (3rd coat) | 42,000–72,000 | 48,000 |
| Doors, shutters & timber (enamel or stain) | 54,000–96,000 | 66,000 |
All rates are labour plus standard named materials, July 2026, assuming paint-ready walls. Metal gates, railings and pergolas price like timber — from IDR 66,000/m² — because the money sits in prep: rust treatment, metal primer, enamel that can take the sun. Measure wall area, not floor area: internal wall surface is usually 2.5× the floor plan once openings come out. And note how painting services in Bali price their work — per m², per day, or lump-sum “borongan”. Insist on per m²; it is the only format you can audit. What sits inside our rates — masking, moisture checks, on-wall colour tests — is detailed on the painting service page, and every other trade we run is on the pricing page.
What moves a painting quote up or down
1. Wall condition. Paint magnifies whatever is under it. Chalking old coats need washing and sanding; water marks need a stain-blocking sealer, not optimism; walls that show waves under a lamp want skim coating from IDR 42,000/m² before any colour goes near them. If cracks keep reopening, fix the cause first — our guide on why walls crack in Bali separates cosmetic crazing from movement that will tear through fresh paint in a month. And if the render itself is failing — hollow patches, salt bloom — you are re-plastering before you are painting; budget that side with the wall plastering cost guide. 2. Height and access. Facades above 4 m mean scaffolding, typically adding IDR 12,000–24,000/m²; double-height living rooms in Canggu new builds are the usual surprise line. A clifftop site in Uluwatu where every pail walks down sixty steps prices differently than a flat driveway in Berawa. 3. Colour decisions. A deep or vivid shade over light walls needs a third coat — that is the from-48,000 row above, agreed before we start, never discovered halfway. 4. Season. Interiors run year-round. Exterior coats need a dry wall (we measure — under 16% moisture before primer) and a rain-free window, so wet-season facade work takes longer. We schedule around it rather than gambling with your paint film.
Materials vs labour: where the money goes
On interiors at IDR 36,000/m², materials — primer, two finish coats, filler, sandpaper, masking — are roughly 40–45% of the rate; the rest is skilled labour and supervision. On exteriors the split tips further: elastomeric systems like Jotun Jotashield cost about double a mid-range interior acrylic per litre, which is most of why the facade rate starts at 48,000. Coverage is physics, not opinion: quality acrylics spread 10–12 m² per litre per coat by datasheet, so a 2.5-litre can honestly finishes 12–15 m² of two-coat wall. When a quote undercuts the market by a third, the maths only closes one way: thinning beyond the datasheet ratio, “primer” stretched with water, or a ceiling-grade economy line on a facade. Avitex has its place — boundary walls, store rooms, budget rental refreshes — but on the west elevation it is the wrong tool, and the repaint arrives years early. We write the exact SKU on the quote (Dulux Catylac or Nippon Vinilex inside, Jotashield or Weathershield outside) so you can audit the cans standing in your carport.
Worked budgets: a two-bedroom and a four-bedroom villa
A typical two-bedroom villa in Berawa, about 100 m² of floor:
- Interior walls ≈ 250 m² @ 36,000 = IDR 9.0 M
- Ceilings ≈ 90 m² @ 42,000 = IDR 3.8 M
- Facade, weatherproof ≈ 110 m² @ 48,000 = IDR 5.3 M
- Doors & shutters ≈ 20 m² @ 66,000 = IDR 1.3 M
Interior-only refresh ≈ IDR 12.8 M over 5–7 working days; the full inside-and-out job ≈ IDR 19.4 M. Plan IDR 12–14 M and 18–22 M respectively. A four-bedroom villa in Ubud, around 230 m² of floor, scales to: interior walls 520 m² (IDR 18.7 M) + ceilings 185 m² (7.8 M) + facade 210 m² (10.1 M) + timber 35 m² (2.3 M) — call it IDR 25–28 M interior, 36–42 M complete, two to three weeks with weather margin on the facades. You will meet whole-house offers at half these numbers; that is one diluted coat with no primer, and it photographs beautifully for about one season. A three-bedroom interior, for calibration, runs 6–9 working days done properly.
Why Bali exteriors get repainted every 3–5 years
UV index 11 most of the year, around a metre and a half of rain, and thermal shock — a west-facing parapet in Seminyak can hit 60°C at 3 pm and drop twenty degrees in an evening squall. Add salt spray on Uluwatu clifftops and mould pressure on shaded Ubud garden walls, and paint here fails on a schedule: west and coastal elevations every 3–5 years, sheltered walls with a well-applied elastomeric system stretching to 6. Budget it as a running cost — the two-bedroom facade above is IDR 5.3 M, call it 1.2–1.5 M per year of ownership — and repaint on time: a skipped facade cycle lets water into the render, and that repair costs several repaints. Cheap paint fails faster here for the same reason: high alkalinity and constant humidity attack the binder, so a film built for a dry climate blooms, chalks and peels ahead of its warranty.
How to compare painters’ quotes side by side
Before comparing totals, make the quotes describe the same job. Ask each painter for: the measured m² per room or elevation (totals hide double-counting); the exact paint SKU, because “Dulux” spans five price points; primer as its own full-strength line, not “included”; prep spelled out — washing, sanding, filling, stain-blocking, and any skim coating priced separately; the number of coats in writing, with deep colours priced for three now rather than renegotiated later; scaffolding shown or excluded explicitly; and a schedule plus warranty on paper — ours is 24 months, same rates for everyone. A quote 30% under the honest ranges above is not a bargain; it is a materials decision you haven’t been told about.
The handover checklist we invite owners to run
Walk the job at 4–5 pm when the light rakes the walls, and check: no roller lap marks or missed patches under side light; cut lines at ceilings and reveals straight from 1.5 m away; sheen even across repairs (flashing patches mean the primer stage was skipped); doors and shutters free of runs, with edges and tops coated; floors, glass and hinges clean; and the touch-up kit handed over — labelled leftover paint per room and the colour codes in writing. That last item is what turns a scuffed corridor in a Canggu rental into a two-hour fix between check-outs instead of a colour-matching expedition.
