What a finishing renovation actually is
Most “renovations” in Bali are a repaint with better marketing. The paint looks fresh for a season, then the same cracks telegraph through, the same damp blooms at the skirting, and the owner pays twice. A finishing renovation works one layer deeper: every surface is diagnosed, failed plaster and sagging gypsum come out, moisture problems get treated at the source — and only then do skim, primer and paint go on. It costs more than a repaint and dramatically less than a rebuild, which is exactly the gap it’s designed to fill.
Where it makes the most sense
Rental villas in Canggu and Berawa that photograph worse every season and are starting to collect “tired interior” reviews. Family homes in Sanur and Jimbaran where twenty years of quick fixes have left ten shades of white and wavy walls. Guesthouses in Kerobokan running room cycles between high seasons. And recently bought leasehold villas — the fastest way to add nightly-rate value before the first listing photos are taken.
The sequence that keeps it liveable
We renovate in phases: one wing, one floor or even one room at a time. The working zone gets taped dust barriers and floor protection; furniture is wrapped and shifted, not stacked in the garden. Wet trades run first (strip-out, plaster repairs, screeds), then the quiet ones (skim, sanding, paint), then details — silicone, touch-ups, hardware back on. Each room is signed off with the straightedge and raking lamp before the barriers move to the next. Owners in Seminyak have hosted dinner parties three metres from a taped-off zone and had guests not notice; that’s the standard we aim for.
Budgeting a renovation honestly
From IDR 950,000 per m² of floor area for the full walls-ceilings-paint package, or from IDR 1,250,000 with floors included — roughly half to a third of new-build turnkey finishing, because the structure, windows and MEP already exist. Single rooms from IDR 4.5 M. What moves the number: how much plaster has actually failed (the survey tells us), ceiling condition, and whether floors need re-screeding or just refinishing. The quote lists every room separately, so you can trim scope room by room instead of haggling over a lump sum. Prices are approximate until the survey — and the survey is free.
The mistakes we get called to redo
Painting over damp (bubbles by month three). Skimming over hollow render (cracks return along the exact old lines). Renovating the walls but leaving the water problem — a leaking parapet in Umalas or rising damp in a garden wall — untreated, so the new finish fails on schedule. Can we stay in the villa during a full renovation?
Usually yes — that’s the point of phasing. We seal the working zone with dust barriers, keep one bathroom functional at all times and run noisy work in agreed windows. Guesthouses in Kerobokan and Seminyak often keep half their rooms selling while we cycle through the other half.
How long does a finishing renovation take?
A tired two-bedroom villa typically takes 4–6 weeks including curing windows; a single room 8–12 working days. The written schedule you approve before we start shows room-by-room dates — and our guide on why walls crack explains why we won’t compress the drying stages.
Renovation or just a repaint — how do I know?
If paint is peeling, walls bloom with salt or the surface sounds hollow when tapped, a repaint alone buys you one season. The survey tells you honestly which walls need stripping and which just need skim and paint — we quote both scopes separately so you choose with numbers.
Do you renovate rental villas between bookings?
Constantly — it’s half our renovation work in Canggu and Berawa. Send your booking gaps and we build the schedule backwards from the next check-in, including airing time so guests don’t walk into paint smell.
What about kitchens, bathrooms and tile work?
